Battersea doesn’t look like it did ten years ago. The old power station has become one of London’s most talked-about addresses, the Northern line now reaches Nine Elms and Battersea Power Station direct from Kennington, and cranes are still up along the river. Underneath all that change, most of Battersea is still Victorian terraces, converted mansion blocks and ex-council flats where parking is tight and every removal needs a plan. We’ve moved people out of both worlds: the new-build tower with a booking system for the lift, and the third-floor flat with no lift at all. Whichever one is yours, we already know how to handle it.

Battersea sits inside the London Borough of Wandsworth, and Wandsworth has grown faster than most of the country. The 2021 Census recorded 327,500 residents, up 6.7% since 2011, making it the tenth most densely packed of London’s 33 boroughs. That growth shows on the ground here: Victorian terraces around Battersea High Street sit a few streets from converted mansion blocks near Albert Bridge Road, and both are now overlooked by the glass towers along the Nine Elms riverfront. Narrow front paths and resident parking make the terraces tricky to access. The towers bring booking systems, goods lifts and management companies who want notice before anyone moves a sofa. The same pattern runs along the river into neighbouring Wandsworth, where we’re just as busy.
The scale of change here is hard to miss. Nine Elms is delivering around 20,000 new homes, and the Northern line extension that opened in September 2021 put two new Zone 1 stations, Nine Elms and Battersea Power Station, within walking distance of streets that used to rely on the bus. Prices have followed. Rightmove puts the average SW11 property at £889,201, and flats in the newer developments regularly sell above that. Some of that money is now moving the other way, with owners cashing in and buying further out towards Clapham and Tooting. We see both directions every month. A two-bedroom Battersea flat usually needs a medium Luton van and a two-person crew. A full Victorian terrace or a larger riverside apartment needs the bigger Luton, a tail-lift, and three hands on the job.
Parking is the other thing that catches people out. Sections of Battersea Park Road are a red route, so nothing can stop there, and residential bays nearby fill up fast on weekday mornings. Wandsworth Council will suspend a bay for a move, but it wants at least seven clear working days’ notice and a fee from £82.20.
